The following FAQs originated from HOA #1 community meetings held January 14 and August 22 and 23, 2023, and February 28, 2024.
Q. What if I want landscape changes to the area near my condo?
A. The initial installation must follow rebate rules. The Metropolitan Water District performs a post-installation inspection to ensure compliance with all rebate rules before issuing the rebate.
Homeowners can request changes later by filing an architectural improvement application for board consideration. Please do not make any changes to xeriscaped areas until we receive the final rebate approval including bird baths, yard ornaments, yard furniture, plants in pots, etc.
Q. Will xeriscaping increase individual water bills?
A. No, all xeriscape installation costs will be paid from the HOA #1 reserve fund. The Association will continue to pay all irrigation water bills.
Q. Will Green Valley Landscape provide HOA #1 with the xeriscape plan?
A. Yes. Phase 1 an 2 plans are posted on this web site. See the Home page for links.
Q. Will HOA #1 notify other 7 Oaks HOA’s prior to herbicide spraying.
A. Yes, residents were notified by post notices, HOA #1 newsletters and emails.
Q. Will black plastic be laid underneath mulch in xeriscaped areas?
A. No. Rebate rules prohibit the use of plastic underneath mulch.
Q. Will reduced lawn mowing lower landscape maintenance costs?
A. No, maintenance largely will shift from lawn mowing to xeriscape garden maintenance.
Q. Where will river rock be placed?
A. River rock was placed on slopes in Phase 1 to control erosion of mulch. It will be placed in a large drainage swale next to the bulletin board on Meandro Dr. in Phase 2.
Q. Can homeowners meet individually with Green Valley Landscape to discuss appropriate plants?
A. Generally, no. Green Valley will consider requests for specific plants and plant placement, but they will create the xeriscape design.
